View Full Version : Saving, renting and Mortgage stuff

Hey everyone!
So heres the deal. I went to view an apartment today. Its its a good 32000 below my max mortgage level, so there is plenty of room for other things.

mortgage is 92% and i need to make up 14000. I could get a Loan from Credit Union. I have 5000 with them and they could loan me 5x this amount.

Problem no.1 i have a credit card bill that could go against me and a small loan with the Credit union that will be paid off in two months. suddenly bank are weary.

Problem no.2 the bank are a bit iffy about the loan to pay the difference between mortgage and property value and think that if i do get this loan, it might be decided to NOT give me the mortgage. However, there is the possiblity that because i'm not going for the full mortgage and the loan added onto the amount i am getting doesnt come near my top end figure they might still let me pass. But i have to provide evidence for the bank that i can save and pay both the loan and the mortgage at the same time...
I can pick up the credit union savings for the last six months on friday, print off an 8 month for my high interest savings account but only four months for my online savings account. I'm great with saving money but obviously my word is not good enough. its all about the evidence.:rolleyes:

What i need to do is to reduce the 14000 needed by a couple of thousand, preferably the amount of the first deposit that is needed to secure the apartment. As its so cheep there is a lot of interest and i need to get this sorted out this week... as in the next 2.5 days.

So i've decided to sell off a large chunk of my books, cd's and dvds... i'm even bringing some of my antiquarian books into a specialist shop tomorrow. I'm hoping to just get even 200€ for my first edition Playboy of the Western World. (yes you read that... i'm selling my precious Synge!!! :sad: )

what i need is a few more suggestions of what i can do in the next couple of days to get the extra cash. Any suggestions??? I really want to get this apartment so badly!

I sent an email to amateur photography magazine to see if they would be interested in buying some of my photos and asking for advice also. I attached a few examples. Probably get a no but it was worth a try! not a short term goal but who knows!

Hey, plasma is not such a bad idea. Not something I can or ever will do because I am terrified of needles, blood and the idea of being drained of blood, but as a matter of fact, multiple people in my family have done it and get good money. I have no idea what the equivalent your Irish money is to our dollars, but one does get a reasonably good amount of money after doing it a few times.

(First, I've never stepped foot in one of those places (again, ignore my sentiments for they are phobias) but I've heard second handedly of the process from my non-needlephobic family).

What I think just happens is that you go to the plasma center (there's usually an induvidual building in which they do it, or in other cases in may be in a hospital) and after setting up an appointment you go it and they simply just prick a needle into the joint of one of your arms and there it goes. I've heard that you can't feel a thing and that they numb you out (though I'm not sure).

Talking about this makes me cringe unbearably, but if you're not afraid (for there is really nothing to be scarred of) and need cash badly, then I would definitely check it out.

I've given blood before, it's not that bad. I don't think most places pay for blood though, it's kind of an American phenomena. Here they just give you free cookies and orange juice.

Actually I am a multi-gallon donor here in the States. I've never been paid for it, but I've heard of the concept. I was always willing to give freely of my blood for the benefit of those who might need it later. Most of the time blood is given to the American Red Cross....for cookies and juice, like OrphanPip said.

When I was in college, you could donate plasma twice a week: they take your blood and swirl it around to take out the plasma (a clear-ish liquid) and then put your red blood cells and other biological gunk back into your vein.

A lot of beer was purchased with that blood money.

Its not really rough times, its more the need to bridge a gap to convince the Bank i'm a good person to give hte mortgage too and that i'd be capable of doing it.

I only discovered this morning i could probably use my pension to help garnuntee the mortgage, or i could always cash in on it. I should have about 3-4000 in it at the moment.

If you can, then borrow from your family and friends. As you need have that much of money with 2.5 days, I think it will take some time to sell the stuff that you are planning to dispose; as and when you are able to sell you can return the borrowed money. Just an idea.

Have you thought about selling your photographs on e-bay? If you're not a known name I'm not sure how well you'd do, but if you use good keywords you may get a few sales... try doing the fixed price stores instead of the auctions. If you're selling a lot they're much cheaper to list.

I may be out of date, having bought my home 30 years ago.

But, before spending money to reduce credit card expenses; wouldn't it be better to see what the bank says? The apartment will still be there if this bank nixes the deal, there are other realestate companies who probably share the apartment advert, other mortgage companies and other loaning agencies who might be more sympathetic. It is also possible that the owner is willing to take a lower amount for the apartment. I think the idea in any purchase is to not seem too anxious: a take it or leave it attitude can usually get you what you want. Also, do remember and calculate the additional figures of tax, repairs and improvements and insurance; these are included in your mortgage and ...as in my case...I moved in with absolutely no money for anything but the payment. Good luck to you Niamh!!! I don't really have any good money making ideas that haven't been mentioned, but I'm hoping that you'll get the apartment you would like. I don't know about where you're at, but here they really care more about proof of a steady job and that you'll be able to make the monthly bill.

I was just reading through this thread and wondering how all this turned out. I was just going to add that I agree with the points soundofmusic made. And if this one doesn't work out, I am confident that it's for the best, and there is another great apartment out there for you sometime in the future with acquisition costs that don't make you feel inclined to sign over your first born child. Making a big purchase is scary enough. And then, if this does go through the way you wanted, then fantastic. GOOD LUCK!!

Well, my folks said they'd loan me the 2000 and then the credit union said they'd more or less give me the loan... Bank got the go ahead to process the application and i sorted out a solicitor to deal with the purchase and contacted the estate agents to tell them i'd be in monday to put the deposit down...
... five minutes after the call was made i received a call to say the company i work with has gone into receivership and that there is a possiblity i might be temporarilly laid off until they find a buyer.
Now i have to contact the bank, the estate agent and solicitor to tell them i'll not be going ahead with the purchase as i may not have a job anymore.
Isnt it ironic!

I would sell the books on Amazon. From what I have observed they will bring in more money than on eBay. But you may want to check individually on the books. Both are not a quick return though. Other than that, I don't know what to say or suggest.

Niamh, I've been following your progress and I'm saddened by what I read just now. I hope it'll work out for you with your job. Focus on that for now. If it's meant to be, the apartment will still be there for you when you're ready.

So i just cancelled my mortgage application (which was going to be rejected anyway!), contacted the estate agents to tell them, and got in touch with my solicitor. All is sorted. Now i just need to contact the Credit union to talk to them about my loan. I have 15000€ i would like to give back. Mind you i need to take a smaller loan of 2000€ but no matter! :nod:

I now have two viewings this evening. What do you think?

I really like the first one because of all the shelves. :p I wouldnt have to worry about dragging all my book cases with me. Also its on the street Bram Stoker was born on! That park out front is Bram Stoker park. :nod:

I like the second one because of all the fire places! Church candle heaven! :nod:

Sorry that you weren't able to get your loan through to purchase Niamh. I have to say that I like the first apartment myself. I like the view from the terrace, and as long as I had fairly unlimited access, I would be pleased. The fireplaces are a nice touch in the other one, but I would be more likely to go for the view.

the good thing with the first one is that there is a communal roof garden. The apartment is ground floor with a little patio area, and then there is the park across the street and an even bigger park across the street behind the little park. :) I like the idea of being so close to parks. :)

I would definitely go for the first one then. Being around parks is always an added bonus, and I wouldn't be able to pass the up :) The bookshelves built in are also nice. Add a comfy chair under the window between them, and you have a perfect spot to relax.

Both apartments look really nice Niamh. I like the first one for the view but the second one looks more open space for the living room and the fireplaces are nice bonus.

just saw your post about the garden patio and near the parks. Now I lean towards the first one.

And on a completly selfish point...where am I going to sleep :goof: Got to say I like the first one floor wise but Im a bit suspious about there being no kitchen shot... The secondone nice kitchen and I like the fire places but there doesnt look like there would be any wall space for your book shelves! Well unless you got a book case that fited the tv in then moved the tv table and stuck it there!

I am in favor of the first one. It looks roomier and the floors are really nice. I like the all the rooms I saw. I also wonder about the kitchen. If that is nice I would take the first one. Love the build in bookcases and the park is lovely.

So i removed the links cause yeah it was kinda stupid posting them. Anyway...I viewed them both earlier today and i have to say was very surprised.

Apartment no. 1 i saw second and ended up being the smaller of the two. In fact, apartment no. 1 could have fit twice in apartment no.2 (the one with the fire places). It was quite big, and also had a whole load of bookselves that werent shown on the site! Also the amount of storage was unbelievable! :nod:

The only way to discribe no.1 was a box. it was pokey. The only good feature about it was the shelves, but seeing as the other apartment has shelves too it doesnt matter!

Oh and i'm going to get a sofa bed incase anyone comes to visit. :nod: need to as there is only a two seater in the living room. At least with a sofa bed there is extra seating and a spare bed! found one on Ikea website for €160.

Are you sure you need to? If you're so far under your max mtg amount, it may not matter.

To be honest, other than robbery, I can't think of any way to get money quick.

Thankfully i've never been late with payments and have always kept up continual saving... still didnt matter. :rolleyes:

Wow lucky! I've only been in my job, 4-5 months so I'm far away from a mortgage. Renting is what we're planning but here thats still costly :(

i hear ya! because the mortgage failed i will now have to pay €200 a month more to rent a one bed then i would have had to pay a mortgage.

Haha atm, I'm saving up the money for a deposit for a house, thats a nightmare too! Putting aside money for furniture and all that, it really builds up. Add a wedding ... its costly being an adult!

Me and Kilted have a flat! found out today that the landlord is more than willing to have us as tenents! :banana:
Now i gotta buy stuff for the place. :D Its a good thing my sister bought a whole load of delft and stuff thats never been used because herself and her ex split up and sold their apartment before they even moved in. so i dont need to buy any of those! :banana: not sure about pots and pans though... will have to investigate over in my mams on saturday!

I was talking with the landlords secetary yesterday. The ironing board is broken. Got up this morning and went to the shop, came back and there was a new one waiting for me in the enterence hall! Now thats a landlord! :D
Also a small world moment. The Secetary knows my mams family. Was friends with one of my aunts as kids! :D
